Are your lets ready for the new rules?

Eight questions. You get a score and a personal action list straight away.

What changes and when

Five deadlines landing on private landlords

Renters' Rights Act in force

Section 21 ends, tenancies become periodic, one rent increase a year by Section 13 notice, and pet requests need a reply within 28 days.

Making Tax Digital starts

Quarterly updates to HMRC for landlords and sole traders with qualifying income over £50,000. Over £30,000 from April 2027, over £20,000 from April 2028.

Landlord database opens, region by region

The government's "Register your rental property" service. West Midlands first, with a deadline of 14 March 2027. Each property registered with its gas, electrical and EPC details, for an annual fee of £65 per property as published so far.

Register deadline for all of England

Without an active registration you cannot use most possession grounds, and penalties can reach £7,000, or £40,000 for repeat breaches.

EPC C for rented homes

New minimum energy standard, with a spending cap per property.

Dates and fees reflect government announcements so far and can change. Always confirm on GOV.UK.

What Lettava does

Your compliance, handled in minutes a month

Snap a certificate, done

Photograph a gas, EICR or EPC certificate. Lettava reads the type and expiry date and files it against the right property.

Reminders before lapses

Email or WhatsApp alerts before each certificate expires, before your region's register opens and before your yearly rent review window.

Register-ready pack

Everything the landlord database asks for, gathered per property and ready to enter, plus a dated record of what you sent and when.

Notices from official forms

Section 13 rent increase and other notices prepared from the government's own forms, with the dates worked out for you.

Evidence vault

A timestamped history of certificates, notices and tenant requests, ready if a dispute or the new ombudsman ever needs it.

MTD-ready exports

Rent and expenses per quarter, exported cleanly into the HMRC-recognised software you already use.

Pricing

Pay monthly, cancel any time

Founding landlords keep their price for as long as they stay. Your first month is refundable until launch.

Questions landlords ask

Is this legal advice?

No. Lettava organises your documents, deadlines and official forms. For advice on a specific case, speak to a solicitor or a landlord association.

Do you register me on the government database?

You stay in control of your registration. Lettava prepares everything the register asks for, so entering it takes minutes, and keeps a record once it's done.

I use an agent for one property. Does it still work?

Yes. Add every property and mark which ones an agent manages, so you still see the whole portfolio in one place.

Does Lettava file my tax returns?

No. It prepares clean quarterly figures for the MTD software you or your accountant already use.

Which areas do you cover?

Private rented homes in England. Wales and Scotland have different rules and are not covered yet.
